Then we will sign you up on emails to get homes matching your criteria sent to your email. Once you see homes you like we can go check them out in person and write an offer on the one you love!

We will then schedule a sit down to review numbers and what might be needed to make the home ready for market and also review the whole process with you.
Earnest money is “good faith” money. You put down earnest money when buying a home to show the seller you have skin in the game and you mean business. The more the earnest money, the more serious a buyer you seem to be. Earnest money is refundable if you back out due to financing or inspections however the seller will be able to keep it in the case the buyer backs out for no legitimate reason.
When looking at a home you always want to look at the big ticket items; roof, gutter system, HVAC, and water heater. Those are costly items that we want to have in good condition or taken care of by the seller. Ultimately though what we need to look for are items that affect safety and habitability for example if there’s not GFCI outlets where there’s water close by then that affects safety.
An appraisal is when the bank sends out a request to a licensed appraiser to assess the value of a property based off of the home’s attributes and recent sales in the area. The bank will not loan you any more money than what the appraiser says it is worth.
